THE BUYING PROCESS — AT A GLANCE
The Buying Process
Get Pre-Approved
Before we dive in, you'll want to connect with a trusted lender to get pre-approved. This helps us know what price range to explore and makes your offer stronger when it’s time to submit one. (And no worries — getting pre-approved doesn’t lock you into a lender!)
Let’s Start the Search
Here’s where it gets fun. We'll explore homes that fit your vision — from MLS listings to off-market gems you won’t find online. I’ll send you options, schedule showings, and help you figure out what feels right (and what doesn’t).
Making the Offer
When you’re ready, I’ll help you craft a strong, competitive offer that covers price, terms, and timing — all designed to give you the best chance at winning the home you love.
Under Contract
Once your offer is accepted, we’re officially under contract! You’ll put down your earnest money and start working with your lender to finalize your loan. From here, I’ll guide you through the details and keep things moving smoothly.
Inspections & Appraisal
Next, we’ll schedule a home inspection to make sure everything checks out. I’ll help you navigate any needed repairs or negotiations. Your lender will also order an appraisal to confirm the home’s value.
Final Walkthrough
Before closing, we’ll walk through the home one last time to make sure everything looks just like we expected.
Closing Day!
The best part — keys in hand and a new chapter ahead. You’ll sign the final paperwork, and then it’s time to celebrate your new home!

What you can afford depends on several factors, including your income, savings, monthly expenses, credit score, and current debt. A general rule of thumb is that your monthly housing costs (including mortgage, property taxes, and insurance) should not exceed 28–30% of your gross monthly income.
To get a more accurate estimate, consider getting pre-approved by a lender before you begin house hunting to set realistic expectations. -
The best place to buy in Nashville depends on your lifestyle, budget, and long-term goals. Nashville offers a variety of neighborhoods—from vibrant urban areas with walkable amenities to quiet, family-friendly suburbs.
If you prefer a lively, trendy atmosphere close to downtown, neighborhoods like East Nashville, The Nations, or Germantown may be a great fit. For more space, strong schools, and a quieter lifestyle, consider areas like Donelson, Bellevue, Franklin or Brentwood. Buyers looking for affordability or investment could look into North Nashville, Antioch, and Madison.

Generally, spring and early summer (March–June) offer more inventory, giving buyers more options—but also more competition. Fall and winter often bring less competition and motivated sellers, which can lead to better deals, though there may be fewer homes to choose from.
Market trends, interest rates, and your financial situation all play a role. The best time to buy is ultimately when you're financially prepared, have a stable income, and are ready to commit to a long-term investment.
